COMMUNITY REGULATIONS TO BE AWARE OF:

  • Except for temporary guests, vehicles of any size are NOT permitted to park overnight on the street. *** Streets need to be clear for snow removal.***
  • Screen doors are to be full view doors with either beige trim or the color of your front door for trim.
  • Satellite dishes are to be mounted to the house on either the roof or rear of the home. If necessary for reception, the dishes may be on the side of the home, but they must be mounted to the side of the home.
  • The Association is not liable for any injuries to children/adults that occur while on association property.
  • Treat every Homeowners property with the highest respect.
  • Dog owners must have their pets on a leach while walking them and must carry a bag for cleanup.
  • Refrain from allowing your pets to relieve themselves on other homeowners' property.
  • Waste Management containers must be returned to garage the same day as pickup. Containers may not stay out overnight.
  • Speed signs will soon be installed and limits must be adhered to.

UPDATES FROM LAST HOMEOWNERS MEETING 11/07:

1. Currently, the swails/drainage system problems are being handled by the city. No new information

2. No report as of yet concerning (lack of proper) City School Bus Stop.

3. Betty Hines is in charge of speed signs, etc. She's in contact with city mayor and it should be completed in Dec. 07.

4. Curbs will be fixed by Ryan Homes in spring of 08.

 5. Further communications with city needed concerning electrical boxes around the community that need work.

6. Damaged landscaping will be replaced next spring by developer or Ryan Homes.

Board Meeting December 3, 2007 Minutes
of the Board of Directors and Barry Barnett

1. OPENING- An open forum with Emily Williams (homeowner/ webmaster) and the Board of Directors took place at 7:00 P.M...A website and newsletter were discussed. Further details regarding the newsletter and website will follow during the next few months. The meeting was called to order @7:23 P.M.at the Willoughby Hills Community Center by President John Ziegler. Present were John Ziegler, Steve Fening, Bettye Hines, Susan Washko, and Barry Barnett. Absent from the meeting was Connie Baines, who was unable to attend due to work reasons.

2. BUDGET- The budget for 2008 was introduced by Barry Barnett to the Board of Directors. The budget was reviewed by the Board members and Barry Barnett. Changes were discussed and made. A motion to approve the budget was made by Steve Fening and seconded by Susan Washko and the Board was in favor of approving the budget. A revised edition of the budget will be completed by Barry Barnett and sent to all the residents.

3. LANDSCAPING- Damaged or dead trees will be replaced by the developer or Ryan Homes next spring. A walkthrough of the development with Barry Barnett will occur in spring to access the condition of the landscaping. It was also discussed that a walk through with the Property Manager be held frequently to survey the condition and existing problems present with the physical appearance and structure of the development.

4. SCREEN DOORS- Screen doors are to be full view doors with either beige trim or the color of your front door for trim. It was discussed that the white scrolled screen doors on one of the units are in violation of this regulation and are to be removed.

5. SATELLITE DISHES- Position of satellite dishes was discussed. Barry Barnett will check to see if anyone has obtained approval for satellite dishes. Per Board decision, satellite dishes are to be mounted to the house on either the roof or rear of the home. If necessary for reception, the dishes may be on the side of the home, but they must be mounted to the side of the home.

6. SNOW REMOVAL- Lake Effect Snow Removal will be the company that will handle the snow removal for the development.

7. COMMUNICATION AND RESPONSE TIME- Names, addresses and phone numbers of the residents is to be compiled by Barry Barnett and given to the board for emergency contact.

8. LEGAL COVERAGE- The firm of Kaman and Cusimano will be retained for legal issues as they arise in our complex. Barry Barnett stated he has had many professional dealings with David Kaman and conveyed he is an excellent legal resource. A seminar regarding town home and condominium issues was attended by John Ziegler and Bettye Hines.

9. VIOLATIONS- Violations of condominium restrictions and handling of the violations were discussed by the Board and the Barry Barnett.

10. Perry Hines volunteered to serve as the on-site maintenance man for a negotiable fee on non-license jobs. Phone number is 440 347-0773.
